mental ray is not a software apart... is simply the engine to render which is included both in revit and in 3ds max. So you don't need to export any 3d... work directly in revit, apply the materials, set the lights etc.

For what concerns me revit is absolutely much more intuitive than 3ds especially for the render phase..
It's true that with 3ds you can get rid of more, but in the end the product that comes out from revit has nothing to envy especially if you make a relationship "wanted effect"/"time to learn".
