I try to answer considering that you speak only of sw to make, and not bim, cad etc:
1- most likely 3d studio max
2- impossible to say, everyone has its own peculiarities, and everyone is well with what he has chosen to use, the thing is extremely subjective, at least with sw of a certain level
3- all renders, if used well give results practically coincident with a true photograph, however, it is likely that the best ones from this point of view are the physically correct ones, called unbiased, such as maxwell render and fryrender, which are the most known and widespread of this type, but are also among the slowest in the calculation phase, but among the fastest and easiest in the setting of the parameters.

no...or also yes. in the sense that both sw have both engines to render high-level interior, especially 3d study with mental ray, and external, as plugin. can be a choice. Many use vray in 3ds because it is very fast and of very high quality, but with mental ray you can do the same quietly. maxwell render can be used as well as alone, in both sw mentioned by you.
