local and settings areas

I never had.
in a project I find that revit is wrongly the calculation of the areas.
in the example posted you can see well as a local of 3,60x2,00 is calculated by revit square 7,60 square meters and not 7,20 square meters.
Yet the settings seem right to me.
I also attach the zipped file.rvt
Where am I wrong?

it is not wrong,it is that it also considers the space under the window.you can see it by clicking on the label, you activate a red perimeter and highlights it.

what is not clear to me is because in correspondence of the "window" that is actually a wall with the modified profile revit excludes it, but if I remove the design (of the wall) then consider it.
in other words: Why if the wall of a room has a revit hole fails to calculate the surface of the floor? But why the surface?

the measurement and calculation is made in accordance with the cut plane set : cm 120 above the level.
to vary the measurement and calculation quota, in a section/prospect view: select the level, and in the properties element>properties of the type, remove the tick to "auto calculation height" and set the " calculation level" = 0.00 (or to the desired quota)

on the line of delimitation of the premises I wanted to ask why even if the design do not see it in the view of the plant? and yet there is because if they select the place they delimit it correctly. I looked in v/g, lines, delimitation of the premises and came out (lighted). Where am I wrong?

I think it's a setup of this file because I've never had any problems in the past........
